Kosara Residence Complex

The town of Bansko has population of 10 000 residents in the southwest part of the Republic of Bulgaria, located at 160 km from the city of Sofia;   km from the city of Thessaloniki, 500 km from the city of Istanbul and 200 km from the city of Skopje.  The town is at the foot of the Pirin Mountain at 925 m altitude.The average monthly temperature for January is – 18 0 C and for July, it reaches + 22 0 C. Bansko is the most quickly developing ski resort in southeast Europe , with increasing importance during the summer season.The specific town atmosphere, the hospitable residents and original kitchen, the excellent wine and services attract more than 500 000 foreign and Bulgarian tourists annually. Visiting the town, they get in touch with unique art and resort values, combined with distinctive folklore and traditional crafts.           More than 150 monuments of culture and museum expositions are preserved here.            There are more than 200 folk-style taverns as well as modern restaurants and public houses, providing unforgettable experience. Within the range of 10 km, the nature has generously provided for the people hot mineral springs, which help against stomach pains and problems with the locomotors system .In the near future, the construction of a golf playground and an airport for charter flights shall commence. Bansko is history, culture, nature, romanticism, sport and recreation. It is not accidentally that the town of Bansko is a serious applicant for the host for the Olympic Games in 2014.Pirin National Park is acknowledged as a part of the world natural heritage and in included in the list of the Convention for the Preservation of the World Cultural and Historical Heritage.  Pirin National Park occupies a considerable part of the beautiful Pirin Mountain , which was compared by the Slavic people upon their settling here as their God Perun, whose name is in the basis of the modern name of the mountain.   In historical point of view, the borders, regime, and management of the park territory has undergone many changes. This small part of paradise comprises venerable spruce-white fir forests, wide pine-scrub formations, mountain meadows and sharp peaks, deep circuses and emerald lakes.  Thanks to this unique nature, Pirin National Park is acknowledged as a site of world significance, and with order of UNESCO in 1983 it is included in the Convention for the Preservation of the World Cultural and Historical Heritage.The relief impresses with its diversity and striking impression. Clean forests, cut through with numberless deep river valleys with foamy springs and rivers, fill with music and life the virgin nature. Alpine part is of marble and granite, and in the deep circuses, there are more than 170 crystal-clear lakes. The ski center in the town of Bansko is with the most contemporary equipment on world level.The ski season starts from December 15 and ends after the end of April. The snow cover frequently exceeds two meters. Ski tracks, snowboard tracks, ski roads, completed with artificial snow equipment, are provided.The English profile, climatic conditions, and north exposure determine tracks with all kinds of difficulties.The numerous ski schools and wardrobes satisfy even the most particular clients of the resort.SKI FACTS- The highest point of the ski center is 2560 meters,-  The altitude of Kosara Residence is 1050 meters,-  The lowest point of the ski center is 990 meters,-  Marked tracks with length of 65 kilometers – 17 in number,- Chair lifts  - seven in number,- Children ski tracks, whirligigs – one in number,- Completed tracks with artificial snow equipment 60%,-  Illuminated ski tracks – two in number.

We present you “ Kosara Residence Complex”, located at the foot of the Pirin Mountain, at about 300 m south of the Motikata Restaurant in the upper part of the town of Bansko at the border with Pirin National Park. The complex is situated on a plot with area of 2944 sq m. The site is with built-up area of 884 sq m and total unfolded built-up area of 4410 sq m. The development has the shape of an opened book with angle of 120 degrees, with varied flooring
The architecture conforms to the traditional old-time style of the town of Bansko. The construction is monolithic, ferro-concrete, scaffold-beam with partial non-beam sections. The

external and internal walls are of bricks. The project envisages heat-insulation and noise-insulation of the facades – Austroterm system. The exterior of the building is a composition of stone facing, wood casing and white plaster. The roofs are sloping, with wood construction, tiled. The yard is with rich planting, resting recesses, places for barbeque, children playgrounds and water mirror with ornamental fountain. Each apartment has installations providing full communication access and cable television. The flats are completed with the most modern equipment. The kitchen premises are opened type with a breakfast bar, including kitchen cupboards, cooker, refrigerator, sink . The investor provides overall management with whole-year security guard and maintenance of the common parts of the site.
Elevators are provided in the buildings, which shall go down to the basement floor, where a parking with 17 parking lots, laundry, technical premises, ski wardrobe, a relax area and fitness hall with a sauna are provided .   The position provides free spaces, wonderful panorama, quietness and peace. The project is developed with the purpose of investments in real estates with quick return in the wonderful resort and ski center – town of Bansko .

The investor's intentions are the completion of the site for 14 months and commencing for the winter season of 2006 - 2007.  

Terms of payments :

- 30% - at signing the preliminary contract

- 30% - at reaching last floor

- 1 5 % - at reaching roof stage

- 15% - at notary deed 15
